Process

Three calls between your first question and your first key.

No portal to browse alone. Every stage is guided, in the city where it happens.

Mumbai 01 — Discovery

Fit & funding call

We qualify your goals, LRS headroom, and timeline before recommending a single property — the roadmap you download today is the starting point for this conversation.

London 02 — Selection

Virtual walkthrough

Our London partner takes you through vetted developer inventory live, with yield, service charge, and completion timelines laid out in rupee terms.

London 03 — Closing

Solicitor-coordinated close

Contracts, source-of-funds, and completion are managed with a UK solicitor on your behalf, with status updates back to you in Mumbai throughout.

This entire process is free to you. We're compensated by our partner developers on completion — never by a fee charged to you.

Current London Inventory

Three mandates, live right now — from off-plan in Canary Wharf to move-in ready in Harrow.

Why Bellcourt Homes

One team, split across the two cities that actually matter.

Mumbai

Where your questions get answered

Your first calls, LRS and TCS guidance, and lead screening happen with someone who understands Indian remittance rules and speaks in rupee terms — not a call centre reading UK brochures.

  • LRS & TCS staging guidance
  • Resident-Indian qualification & CA coordination
  • Ongoing relationship after you close
London

Where the deal actually gets done

Our London partner brings direct developer mandates and solicitor coordination — the same relationships used for luxury off-plan sales in Dubai, now applied to India-facing transactions.

  • Vetted developer inventory & mandates
  • Live virtual walkthroughs
  • Solicitor-managed completion

Start with the numbers, not the sales pitch.

The 2026 LRS & TCS Roadmap breaks down exactly what a London purchase costs a resident Indian buyer — remittance staging, SDLT, TCS refundability, and real net-yield math on a representative flat.

Frequently Asked

Buying property in the UK from India — the real questions.

Can resident Indians legally buy property in the UK?

Yes. Resident Indians can buy property abroad using the Reserve Bank of India's Liberalised Remittance Scheme (LRS), which permits remittances of up to USD 250,000 per person per financial year for permitted purposes, including the purchase of property overseas.

How much can I remit for a London property under LRS?

Up to USD 250,000 per financial year (April–March) per individual. The limit is per person, not per purchase — co-investing with a spouse or family member can combine limits, provided the property is held jointly.

What is TCS, and how much will I pay on my remittance?

Tax Collected at Source (TCS) is an advance tax collected on LRS remittances. Under current rules, it's nil on the first ₹10 lakh remitted in a financial year and 20% on the remainder for property purchases — and it can be claimed back as a credit against your income tax liability. Rates are set by the Government of India and can change; we walk through the exact numbers for your situation on the discovery call and in the free roadmap.

Do I need to travel to London to complete the purchase?

No. Site visits and virtual walkthroughs are both available, and your solicitor handles legal completion remotely. Many of our clients complete their purchase without visiting the UK in person.

Are the rental yields you quote guaranteed?

No. Any yield figures shown are developer or agent estimates based on current market conditions, not guarantees. Actual rental income depends on the property being let continuously at the estimated rent, among other factors.

What happens after I submit an enquiry?

You'll receive the free LRS & TCS roadmap, then move through our three-step process: a fit & funding call with our Mumbai team, a virtual walkthrough of your shortlisted property, and a solicitor-coordinated closing.
